Joseph F. BuzzellJoseph F. Buzzell earned his Juris Doctorate from Fordham University School of Law. He began his career as an Assistant Town Attorney for the Town of Babylon, representing the Town and its Boards and Agencies in connection with land use applications, contracts and leases and in civil actions and Article 78 Proceedings in both State and Federal Court. He also served as counsel to the Zoning Board of Appeals and drafted amendments to the Town Code. In addition, he served as Special Assistant District Attorney, as well as counsel and member to the Master Plan Commission. In 1995, he moved on to Forchelli, Curto, Schwartz, Mineo, Carlino & Cohn, LLP, where he handled land use applications, represented purchasers and sellers of real estate, handled the negotiation of contracts and leases, civil litigation, commercial and residential eviction proceedings and worked in the areas of municipal and environmental law. In 2002, after becoming Partner, Mr. Buzzell began managing the firm's Suffolk County office. In 2006, Mr. Buzzell joined Rivkin Radler as a partner, where he managed the firm's Zoning and Land Use practice. He also handled real estate transactional work, civil litigation and various matters concerning municipal and environmental law. In 2010, Mr. Buzzell started a law firm with his partners, Nicole Blanda and Tara Visconti. Mr. Buzzell has handled applications concerning changes of zone, site plan review, subdivisions, variance relief, special permits and architectural review to Towns and Villages across both Nassau & Suffolk Counties. He has also handled land use applications to County and State Agencies, such as the Nassau and Suffolk County Planning Commissions, Suffolk County Department of Health Services and New York State DEC. He has represented municipalities and municipal boards and agencies. He has represented Purchasers and Sellers in connection with the purchase & sale of commercial and residential real estate, as well as drafted and negotiated leases on behalf of landlords and tenants. He has also drafted and negotiated transactional documents, such as joint-venture & development agreements. Mr. Buzzell has litigated Article 78 proceedings, Declaratory Judgment Actions and other civil actions in both State and Federal Court at both the trial court and appellate level. In addition, he has handled commercial and residential eviction proceedings. Mr. Buzzell serves as legal counsel to the Route 110/Melville Business Partnership and is a member of the Melville Chamber of Commerce and Advancement for Commerce, Industry and Technology. He also serves as Legal Counsel to the Village of Patchogue Planning Board. He lectures at land use seminars and has written articles published in the New York Law Journal. |
